Renting an apartment near Trogir for 12 months
A year-long rental should give you clarity before it gives you a set of keys. The monthly amount is only part of the decision: the initial payment, utility arrangements, equipment and written rental terms all shape the practical cost of your next home.
Compare the monthly rent and the initial payment
For a 12-month rental at GEA, Apartment A and Apartment B are each €1,500 per month, plus utilities charged according to actual consumption. The advance payment for either apartment is €3,000: €1,500 for the first month’s rent and a €1,500 deposit. The Penthouse Suite is €5,000 per month, plus utilities charged according to actual consumption; its €10,000 advance consists of €5,000 for the first month and a €5,000 deposit. These are the published GEA terms, not an estimate of the wider Trogir rental market.
Keep the deposit separate in your budget
The first month’s rent pays for the first rental month. The deposit is a separate amount, even though both are collected as the advance. The deposit is returned if no damage has been caused. Before paying, confirm how the condition of the home will be recorded and what arrangements apply at the end of the tenancy. Do not treat the deposit as a payment for your final month unless the written agreement expressly provides for that arrangement.
Ask how consumption will be recorded
Utilities are not included in GEA’s published monthly rent. Ask which charges you will pay, how usage or any shared charges will be calculated, how bills will be provided and when payment is due. Request available information about previous consumption if you need to build a budget. Heating, cooling and your time at home affect usage, so a single unverified monthly utility figure would be misleading.
Check the home as a place to live all year
A furnished apartment should solve more than the first night. Check the oven and dishwasher, the washing machine, storage, lighting and the place where you will work. GEA’s residences include fully equipped kitchens, private washing machines, Wi-Fi with a fibre-optic connection, underfloor heating and air conditioning with heating and cooling in all rooms. Each unit has a dedicated garage space and the building has a lift. Apartment A is on the first floor, Apartment B on the second and the Penthouse on the top floor.
Read the agreement before committing
GEA requires a rental agreement certified by a notary public. This is a condition of the offered rental. Request the draft and confirm the rental dates, payment schedule, deposit terms, utility arrangements, responsibilities and any conditions for ending the tenancy. Also confirm the process and any costs associated with certification. A marketing page cannot replace the agreement you will actually sign.
Make the viewing specific
Bring your preferred move-in date, the number of residents and the way you expect to use the home. Compare two-bedroom apartments for up to four residents with the Penthouse for up to six. Smoking and pets are not permitted. The pool is shared by the building’s residents and used at their own risk. Confirm maintenance arrangements and the supplied inventory. Send an enquiry for your chosen unit and confirm availability directly. An enquiry does not reserve the property or create a rental agreement.
